Terms and conditions — Villa Maeva Tahiti
1. Purpose
These general terms and conditions define the terms and conditions under which the villa is made available for short-term seasonal rental, reserved via the Airbnb platform or any other channel authorized by the owner.
The rental is granted exclusively for temporary tourist accommodation, excluding any use as the tenant's primary or secondary residence.
2. Booking
A booking becomes final after:
- Validation of the booking request through our platforms
- Acceptance by the owner or instant confirmation
- Payment according to the terms provided by our platforms
The tenant acknowledges having read the listing, the property description, the amenities offered, the house rules, and these terms and conditions before confirming any booking.
3. Length of stay
The rental is concluded for the period indicated in the booking. The tenant may in no case claim any right to remain on the premises beyond the reserved period.
Any request for an extension must receive prior written approval from the owner.
4. Occupancy capacity
The villa is rented for a maximum of 8 people, including children and infants, unless otherwise expressly stated in the listing.
Any undeclared additional person may result in:
- Refusal of access to the property
- Additional charges
- Or immediate cancellation of the stay without refund, depending on the severity of the breach
5. Price
The rental price is that indicated at the time of booking on the platform, including or excluding:
- Nightly rate: 100,000 XPF/night
- Cleaning fee: 20,000 XPF
- Applicable taxes: 150 XPF/night
- Any platform service fees
Any additional service not included in the initial booking will be billed separately, with the tenant's agreement.
6. Security deposit
A security deposit of one hundred thousand francs (100,000 XPF) may be required, according to the terms stated in the listing and as permitted by the platform or applicable legislation.
This deposit is intended to cover, in particular:
- Damage caused to the property, furniture, or equipment
- Abnormal restoration costs
- Missing items
- Non-compliance with departure conditions
In the event of damage, the owner must be able to substantiate it by any appropriate means: photographs, quotes, invoices, reports, written correspondence.
The deposit will be returned after a full inspection of the villa by our agents. If no damage or breach of the rules is found, the refund will be processed as soon as possible.
7. Arrival and departure
Check-in time: 3:00 PM
Check-out time: 11:30 AM
The tenant agrees to respect the agreed times. Any late arrival or late departure must be reported and approved in advance.
In the event of an unauthorized late departure, additional fees may apply if it disrupts scheduling, cleaning, or the arrival of subsequent guests.
8. Use of the premises
The tenant agrees to use the villa and its amenities peacefully and in accordance with their intended purpose.
The following are expressly prohibited:
- Organizing parties, events, or receptions without prior written authorization
- Causing noise disturbances
- Smoking inside the villa
- Subletting the property
- Using the premises for commercial, professional, unlawful, or immoral purposes
- Moving or damaging furniture without authorization
- Filming or photo shoots
- Undeclared outside guests
- Lighting sparklers, torches, or any open-flame device inside or near the villa
The tenant is responsible for any damage caused by themselves, their companions, or any person present with their consent.
9. Pets
Pets are not permitted in the villa.
10. Pool, terrace, and outdoor amenities
When the villa has a pool, barbecue, garden, stairs, terrace, or other outdoor facilities, their use is entirely at the occupants' own risk.
Children must remain under constant adult supervision.
The owner cannot be held liable in the event of:
- Accidents resulting from improper use
- Lack of supervision
- Adverse weather conditions
- Non-compliant use of equipment
The tenant agrees to follow all safety instructions posted or communicated before or during the stay.
11. Cleaning and condition of the property
The property is handed over clean and in good condition.
Upon departure, the tenant agrees to:
- Return the villa in a reasonably clean condition
- Empty and remove waste
- Wash or put away used dishes
- Return furniture and items to their proper place
- Report any damage or incident that occurred during the stay
The cleaning fee included does not cover excessive mess, abnormally large amounts of abandoned waste, or major restoration work. Additional fees may then be charged.
12. Linens, furniture, and equipment
Household linens, furniture, and equipment provided must not be removed, damaged, or used inappropriately.
Any loss, breakage, damage, or disappearance may result in a deduction from the security deposit or a claim for compensation.
13. Internet and technical equipment
When the property has Wi-Fi access, television, air conditioning, household appliances, or connected equipment, the owner endeavors to allow normal use, without any absolute guarantee against interruption, temporary breakdown, or technical incompatibility beyond their control.
The tenant agrees to use these amenities responsibly.
The villa is equipped with outdoor security cameras, installed only in outdoor areas and access zones, for the safety of occupants, protection of the property, and prevention of incidents. No cameras are installed inside the villa or in private areas that would infringe on guests' privacy.
14. Cancellation and modification
Cancellation, refund, and modification terms apply primarily to those provided by the platform at the time of booking, unless a stricter or more favorable specific policy is expressly stated in the listing where permitted.
Any request to change dates, duration, or number of guests must be submitted through the platform.
15. Force majeure
The owner cannot be held liable for non-performance or improper performance of the stay in the event of force majeure or an external event beyond their control, including:
- Natural disaster
- General interruption of water, electricity, or internet
- Intervention by authorities
- Damage affecting the property
- Exceptional disturbances making the stay impossible
In such a situation, the parties will work together as far as possible to find an appropriate solution.
16. Liability
The tenant is liable for all damage caused as a result of their occupancy.
The owner cannot be held liable for:
- Theft, loss, or damage to the tenant's personal belongings
- Temporary interruptions of services beyond their control
- Accidents occurring due to failure to follow instructions, negligence, or abnormal use of equipment
It is the tenant's responsibility to ensure they have liability insurance or any coverage appropriate to their stay.
17. House rules
The tenant agrees to comply with the house rules posted in the property, particularly regarding:
- Noise
- Waste sorting
- Use of the pool
- Air conditioning
- Water and electricity consumption
- Securing the property when leaving
Failure to comply with the house rules may result in termination of the stay without refund if the seriousness of the breach warrants it.
18. Data protection
Information provided by the tenant is used solely for managing the booking, check-in, stay, and applicable administrative or legal obligations.
It is retained only for as long as necessary for these purposes, unless otherwise required by law.
19. Disputes and applicable law
These terms are governed by the law applicable at the location of the property or any mandatory regulations applicable to short-term rentals.
In the event of a dispute, the parties will seek an amicable solution as a priority before initiating any proceedings.
By confirming your booking, the guest acknowledges having read these terms and agrees to comply with the rental conditions, respect for neighbors, use of the amenities provided, and the maximum authorized occupancy of the property. Any serious breach may result in termination of the stay and/or a claim for compensation.

House rules – Villa Maeva Tahiti
A peaceful setting, exceptional views, and optimal comfort: to preserve the harmony of this place, please respect the following rules.
1. Noise management
Villa Maeva Tahiti is located in a quiet environment. Please:
- Respect the peace and quiet of the neighborhood
- Keep music volume low
- Preserve the restful atmosphere of the property
2. Waste sorting
To protect our environment:
- Use the dedicated sorting bins (glass, plastic, household waste)
- Do not throw anything into the natural surroundings
- Place garbage bags only in the designated containers
- Take your garbage bags with you at the end of your stay
3. Use of the pool
For your safety and comfort:
- Swimming is at your own risk
- Children must be supervised at all times
- Do not run around the pool
- Do not use glass near the pool
- Showering before entering the water is recommended
4. Air conditioning
For responsible use:
- Close doors and windows when the air conditioning is running
- Turn off air conditioners when leaving the villa
- Set the temperature to a minimum of 23°C (73°F)
5. Use of roller shutters
To protect the villa and ensure your safety:
- Operate roller shutters gently, without forcing them
- Do not leave them open in strong winds or bad weather
- Close the kitchen shutters when you sleep
- Check that no object is blocking their descent
6. Use of the washing machine
For proper operation and controlled consumption:
- Do not overload the drum
- Use the recommended amount of detergent
- Run loads during the day when possible
- Clean the filter if necessary and leave the door slightly ajar after use to prevent moisture buildup
7. Water and electricity consumption
Resources are precious in French Polynesia:
- Do not leave water running unnecessarily
- Turn off lights and appliances when leaving a room
- Use air conditioning reasonably
8. Securing the property when leaving
Before each outing, please:
- Close doors, windows, and roller shutters
- Turn off lights, air conditioning, and electrical appliances
- Check outdoor areas
- Return keys to their designated place
9. Pest management
Villa Maeva is located in a natural setting on the heights of Toahotu. It is therefore normal for certain pests to be present in the environment (ants, mosquitoes, geckos, etc.).
Even with regular maintenance, the occasional presence of small animals is natural and part of the mountainous, tropical setting of the property.
- Do not leave food out in the open
- Empty trash bins regularly
- Close doors and windows properly in the evening
- Avoid leaving outdoor lights on unnecessarily at night
